I am looking to get some insight on the CCIM designation program from the BP community. Who here has taken the courses at CCIM Institute to earn their CCIM designation?  Your thoughts and experiences would be very helpful for me making a decision to enroll in the program. I am considering utilizing my GI Bill, so any veterans that have used their GI Bill to earn this designation I would appreciate your feedback.

@Bill B. I was concerned about if I sold off a property, what would be the outcome. I will ask that question during the process.

I have 4 single family homes free and clear that I would like to refinance under 1 loan. Has anyone done this or know of a lender that can help me out?

I have heard the term blanket loan and portfolio loan used for this type of loan.  Properties are located in North Carolina.

Investment Info:

Single-family residence buy & hold investment in Fayetteville.

Purchase price: $25,000
Cash invested: $42,000

Single Family home, 3 bed 1.5 bath (will be adding 2nd bathroom before I sell)

What made you interested in investing in this type of deal?

Single family home for great price and limited rehab expenses. I knew the neighborhood and knew I was getting a great price.

How did you find this deal and how did you negotiate it?

Off market. This house is located directly behind the house that I am currently living in. Looked up tax records and discovered owners name. Couldn't find their updated address to mail them, so looked them up on Facebook. Got a message and had it under contract in just a few days.

How did you finance this deal?

Private money investor.

How did you add value to the deal?

Finding the deal. When I contacted the owner I discovered they were a Realtor, so I took the approach that I would list or buy their home and give them a referral fee. My cash investors have done deals with me before and felt comfortable to lend me money without questioning.

What was the outcome?

Closed in less then 30 days.

Lessons learned? Challenges?

Be persistent. I was nervous contacting them on Facebook because I had tried a few months before and got no answer. The second time I reached out, I sent both the husband and wife a message and got a response within minutes. Also know your neighborhood that you live in, your next investment could be in your own back yard :)

Hello BP!

It's been a while since my last post, but I have been very busy the last two months as we are nearing the end of 2018. This past Friday I put my 6th property under contract! Once I close this property, I have reached my goal for 2018. Doubling my portfolio from 3  to 6 properties.

Here's the story:

March of this year I moved into a property that I purchased to fix it up while living in. The first week there I noticed the house behind me was vacant and the door had been kicked in. Curious, I decided to walk through the property and it appeared whoever was living there up and left. 

Fast forward 8 months and the property is still sitting empty and now the yard completely overgrown. I decided to try and get in touch with the owners to see what their plan was. I have never sent mailers, but I thought this would be a good opportunity. Unfortunately, the address was not updated on the county records website. After brainstorming, I decided to search their names on Facebook. To my surprise I was able to find them, rather easily at that! We even had mutual friends because she is a realtor in Tennessee lol.

I quickly sent her a message to see if they had any interest selling the property. Within minutes I had a response, yes. We exchanged phone numbers. I sent her pictures (about 25) of the current condition and I had a signed contract in 2 days! 

I will be aiming to double up again in 2019, which means I will be looking into multifamily properties next. Exciting, but nerve-racking!

I may be able to help you. I have been investing in Fayetteville the past 3 years. I have a pretty good grasp on the single family market. I also just got my brokers license this past month. I'd like to connect and get an idea for what type of properties you are looking for.

@Jim Brewer I think I am going to start off part time and see how I like the business. I really wanted it for the access to the MLS, as well as meeting like minded people in the area. I just left active duty in the military so I am transitioning back to civilian slowly. Now that I have the time I would really like to partner up with some investors with some flips or multifamily properties.
