@Jack Yen... I have almost 20 years experience in this industry. Get plugged in with the local competition. It's been my experience that owners are happy to share some of their experience maybe some of their vendors and so on. Plan on dealing with some damage from customers. It's going to happen. Subscribe to a carwash magazine. As it was said before find someone you can trust to spearhead the day-to-day operation of the facility. Trust but verify. Must become familiar with the machine room and changing out hoses and pumps as needed. Order and manage chemicals. Empty trash and hose down wash bays daily if not twice. Hopefully your location is great and your traffic count is even better.
Best of luck!

Wow! Lots of info there. Are these Fannie Mae / Freddie Mac lending guidelines or some different institution.

Marc with High Caliber Inspections. He has done a couple of my deals now. Very pleased with his thoroughness. He will not just scim over things. Professional and friendly. He's usually booked out. Sign of a good thing. Call early. He's the only one I'll use!

Hello all! I've poked around with the search bar a bit and didn't really come up with anything so I'm putting it out there. Does anyone have a referral for a reliable handyman in the Puyallup / Tacoma area? Simple things. Someone who can do a service call (assess a problem) when I'm out of town and relay info to me.

You could try and pass it down to him with some written explanation and hope for the best. From what I gather the best defense is to have a strong offense. What I mean by that is you are only as solid as your lease / rental agreement is outlined. I think I would incorporate a whole section for "HOA" in the lease. Good luck.
