I work with @Michael Noto and he has helped me successfully close a HUD house. Please note I offered full price, as it the price dropped to a comfortable margin for me to BRRR the duplex in Manchester.

Welcome @Bill Perkins - always good to see a fellow CT member here. Middletown area is a great place to get started. Is Middletown your target market? I see the "Why" in your post- as a retirement plan, let's work on some more of the detail's- what is your time horizon? In your area there are some great multi's to be had- are you looking for a personal residence/live in multi to begin? There are some great advantages to being able to use an FHA as part of your first buy.

I am a buy and hold rehabber who owns a tri in New Britain and in the middle of renovating a duplex in Manchester. I focus on BRRR strategy (which I recommend you look at!)

@Larissa Brinkworth Where in CT are you moving to? Do you have a plan to hit the ground running in the state? I know there are plenty of cities you could use a FHA on a small multi family to house hack your way to a mortgageless living situation.

Hello @Joseph Jarvis , I am a newer investor in CT. It take times and persistence to get through some REO's here in CT. Remember to run the numbers and stick by your offer. Don't be in a situation where you regret for overpaying. I also would make sure to look off of the market by finding multi-families in your area which have a high equity stake- always worth offering.

I am in the middle of doing it for the 1st time (about to start the refinance portion), and have seen it done multiple times here see (@Michael Noto who documented some his experience in a diary here). It is just like any other asset- buy it right and make sure you know the ARV. Right now I am also making offers to start this on a second house.
