As far as your posting, I would definitely contact a few of your local real estate/investment companies or private investors, if you have any and see if they will allow you to shadow/intern(unpaid) anyone that is doing something similar to what you would like to be doing.

....And hang around here and absorb all that you can! there is an exorbitant amount of info and countless top knowledge brains to pick.

Kevin, This is where my inexperience is going to show....Is there a difference between cashout refi and term and rate? I was under the obviously wrong assumption that cashout was the same as say a home-eq.

All the hot rentals are ranging from 20-50k. I will really be looking once I sell my current residence and I have the proceeds from the sale. I should have around 50k to work with and I would rather not pay all cash for properties. As far as income, haha well......I recently split ways with my former employer so that will be non existent. I was planning on doing a few rehabs per year and living of those proceeds but I would love to pick up a few rentals along the way. My credit is fine, not great. 700 I believe.

Ive seen this posted once before but the thread was back from 08 and a few things have changed since then. Sooooo I was wondering, How is everyone financing their rental properties nowadays?

I believe the popular roundabout used to be to pay cash for the property then refinance, cash-out, rinse and repeat for your next rental. Does this still work? Are lenders refinancing on investment properties?

How do you finance if you can't pay cash for these properties?

I have yet to delve into the rental market but I want to be as informed as I can before I take the plunge!

Ibrahim, What kind of business are your trying to market? Your investment business or the RE sales? My brother owns his own marketing firm and he specializes in social media for small business. Unbeknownst to me, the is MUCH more to facebook than just having a profile. Ill mention it to him and see if he has a few pointers for ya.
But as Josh said, It seem your doing just fine. What your doing right now is social marketing. You wont find as many deals directly from social media but the networking in invaluable! Keep on grindin.

It was called 'The complete guide to investing in rental propeties'. It was quite basic, but I am still very new to the rental game so I enjoyed it.

Joe, I completely agree. Im very good at carpentry and tiling so doing projects such as those keep me busy and i actually look forward to doing them. I assume this next rehab will be around a 60/40 split of contractor work/my own work. I am working towards it being 100% but that will most likely be a few properties from now. I love adding touches to a house that would normally cost a boatload but can be done by myself for quite cheap. For example in my current house I added two piece crown and a exquisite mantle to the livingroom. (pics to come later) This would have cost thousands to contract but the mantle only cost me a couple hundred dollars in materials and a few days worth of carpentry. It may not add tons to the value, but boy does it get some compliments and it adds character to a home that make a buyer fall in love with a home, resulting in a quick sale or....$$$$$:)
