Looks like a 6 cap at your offer price? Given the description, it's unlikely that it's downtown Madison. Is it in the burbs, or surrounding counties? Makes a big difference. Maybe you shouldn't divulge too much if it's an active listing. Feel free to PM me.

Hey Dan, I'd recommend Facebook Marketplace too. You'll have to weed through a lot of weak leads but I am not getting much on Craigslist these days.

@Scott Johanek Nobody knows more about landlord/tenant law than Jay Koritzinsky. I would recommend Jay or Larry Libman with Axley. Larry has helped me with acquisition and development. Good luck!

I agree with @Ronald Starusnak. Check local comps or get in touch with a commercial agent who can help you. Quality "wholesome" tenants who pay on time are more valuable than a few extra bucks.

I know I am a little late to the party but would like to put in my two cents. @Jeff Meitler, there are plenty of retail/MLS properties in Dane County, and even in Madison proper, that will cash flow from day one. The 1% rule can be pretty tough though. Plus you aren't going to see the low cost of entry ($ per door) that you might see in Milwaukee or Rock County (Janesville and Beloit). Appreciation and vacancy rates are big variables.
