My recommendation - use leverage to purchase multi family or commercial properties in Madison. Leverage because money is still cheap and lenders are looking to make deals. Madison because the market is robust with a solid job market. Plus even with 70-75% LTV, you can get into properties that many other investers cannot. You chances of landing a solid deal are good.

Hi Pete, I can't personally vouch for their work but I met with the owners of Yahara Property Management once - family owned out of DeForest.  They seemed fair and competent.  I doubt they have any properties in Waupun but they may be willing to open up that market for 20 units.  Good luck!

Post: First deal: duplex, 3 bed, 1.5 bath per side in Wisconsin

Hey Adam, I think you came to the right conclusion on this duplex. 

I saw it on Sunday at the open.  It's nice, especially the updated side, but a little pricey.  The occupied side is MTM and less than market at only $700 (according to the listing agent).  While you could wait out the winter with the current tenant and a little cash coming in, you still have to find a tenant for the vacant side.  If you got lucky and found a tenant, you could possibly be pulling in $1600-1700/month until summer.

The listing agent mentioned to me that she had two offers in-hand on Sunday and was expecting more. I am suprised it isn't already under contract (just looked on the MLS). It seems that in this market (Madison and surrounding suburbs) people are willing to pay a premium and sacrifice short term ROI and cash flow. I'm guessing it'll sell for slightly under asking price. Too high for me.
