When I make offers without seeing the property, I use every resource possible to understand what I'm dealing with..usually Google Street view, satellite view, listing history, zillow, and obviously a good look at the comps..assessed value, photos, etc...If you are offering at the low end of where the cheapest properties are selling, chances are you will have a deal if it comes through. .just estimate on the high end of a typical rehab..If it gets accepted, go see it before you cough up the deposit..The goal is to flush out a seller willing to accept much less than list, not necessarily to get an accepted offer..so if list is 140 and you offer 80 and they counter at 100, now go look at the property and see if it will work..tell the agent you need to firm up your numbers..much quicker than looking..I would only do it though if I am far from list price..If it's a new listing and the price is good, I take a look and make sure I will perform if I'm submitting an offer

If those numbers are right and he can get you this property, I would jump all over it...I would just make sure you get a legit contract and have an attorney/title company hold the deposit. I would also try to have a back up plan to buy the place if you can't wholesale it because those numbers would work well for me and I would jump through hoops to make it happen, just don't be willing to do something stupid

I have heard on a recent podcast somewhere that some people are mailing to a list of homes that have recently been quit claimed to another person. Does anyone know how to generate this list?

I'm using Chris chicos absentee owner postcard and yellow letters and results are good..I'm not saying there are not motivated sellers, I was just wondering if anyone follows up with the crappy leads because I would hate to be leaving money on the table or wasting money on mailing..it would be nice to monetize every lead if possible.

I understand motivation. The question is not about motivated sellers..it is about unmotivated sellers..people with no urgency or need...does anyone follow up with these leads or do they hit the trash never to be followed up with again? does anyone take the time to send actual contracts to this group?

These are the people that want 200000 for their house and I am at 100000 for example. Wondering if anyone wastes their time making actual written offers to these people. They have little motivation and are looking for a price very far from where I am.

so I am on the phone with lots of tire kickers that seem very unmotivated..I make a soft pass with where my numbers would likely be...After it appears that there is no true motivation or it looks like numbers will never work, does anyone send actual offers to these people? Does anyone make a habitat of calling them back 3-6-12 months down the road?

The sellers sister currently lives at the home and is moving out on March 1st.
