I live in the Lake Arrowhead area and have a friend that cleans STR's. Last I talked to hear about cleaning rates about a year ago she mentioned that she charges $100 dollars an hour and has four girls working with her. Not sure what a turn over on a STR entails but I would think it would take about 2 hours of work depending on how the place is left.

In Big Bear and Lake Arrowhead, CA they accomplish this by using a local property management company. Hope this helps.

Congratulations on the purchase. I don't know much about how STR's do in the area financially but, 5 minutes from the village tells me you will do just fine from what I have heard. I have lived in the area for a long time and have heard great things about STR's from the owners as long as you can be attentive to the guest. I have a LTR in the Crestline area and it has done very well over the years. Hope all works out and please let me know if you have any questions about the mountains.

I live in the greater lake Arrowhead area, definitely check in to the fire insurance situation. There are some insurance companies that will still insure you but most will do a wrap with the California Fair Plan for the fire side of the insurance. In side the Arrowhead Wood boundary will get ya lake rights but please check with a local real-estate agent on the use of Airbnb. Last I heard ALA "Arrowhead Lake Association" http://www.ala-ca.org voted to not allow STR users, use of the lake or property around the lake. The local agents are very up to speed on the fire insurance and lake restriction happenings. Have a great day.

Congrats, I live in the area and love it. I have found that the mountain areas have good appreciation too. I hear the STR's up hear do very well but be sure to check out San Bernardino Counties STR rules/permitting. I put a link below, hope it helps.

The two communities are quite different in location, travel distances, type of people, type of people who rent and rental amounts. Are you thinking of long-term rent or short-term rent?

I have a rental in Crestline and use the California Fair Plan. I also live in Twin Peaks and go through Farmers but I hear Farmers and many other insurance agencies are now doing a wrap around with the Cal. Fair Plan. I have read on the local Facebook page " you know you're from the mountains when" that USAA will cover at a decent price. I am actually doing what @Jason Cacioppo mentioned above and researching other areas both in CA and out. I hope this helps a bit, kind of a sad situation as the mountains are such a nice place.

@Dylan Hedge I have a LTR in Crestline and do a lot of watching of the STR & LTR across the mountain top " Cedar Pines Park to Baldwin Lake areas". I also attend a lot of the community meetings too. I like the LTR market but it seems the price to rent ratio is tight for the first few years. I have talked with people that do very nicely with the STR although I have never asked for their final end of the year numbers. Attending the community meetings is what really keeps me hesitant about STR. There seems to be a lot of people against them, mostly because of parking and noise issues. I am also seeing that San Bernardino County is still refining there STR policies and this keeps me wondering and hesitant too. I can provide some more info on the buy and hold stuff if you would like, just let me know what questions you have. Have a Great Day.
