My biggest fear is making my 1st purchase and it goes horribly.  On a recent podcast the guest said to try and make your 1st investment a homerun.   Using that analogy creates a lot of pressure to find that perfect deal.  My wife and I like our W2 jobs and aren't looking to get rich quick.  This investment plan is more of a secondary stream of income for the retirement years.  In our 401k's we can blame everyone else for poor performances.  In real estate the blame falls right at our feet if we don't buy and manage effectively.

Hi, I'm also from Central Pa and have the investing bug.  I've been listening to as many real estate podcasts as I can while reading through the forums.  I've working inner city Harrisburg for quite some time.  I couldn't see investing my money into Harrisburg city real estate.  Currently I'm looking for the right deal to make my first investment. I keep hearing to make your 1st deal a home run.  Sounds like great advice but it adds a lot of pressure on that 1st deal.
