the best way it to talk to agents who play in that space, then they alert you prior to things going on the market. Most agents who work in flips and multis have a couple people who will sell, but wont put the houses on the market for various reasons

I had great success doing this in Worcester, MA with a client. He bought a 3 family house for $340k, got $18k back at closing for closing costs and rented the other 2 units for i believe $1400 each. So he lives in the 3rd floor . I believe his MTG/TAX/Insurance are under $2800 a month so he just pays utilities. FHA is 3.5% down so about $12k down payment and all the closing costs were covered. Let me know if you have interest in Worcester. Not sure if it counts as a major city but it does have 180k people

Great advice, Worcester has a lot of lead. The key is to know where you are in worcester, and where the commuter traffic is. Reach out off line if you want a tour. Once you understand where things are you can be comfortable making a decision as to where you want to be. There are few good 3 deckers in worcester, and you will know if you run the stats, since about march it has been crazy hot here in worcester, and only 35 multis on at a time, that number has jumped to 50 recently since people with JUNK are trying to sell in the up market. Prices show that they are going up there are still deals there with some off market stuff and ones that are undervalued. Let me know if you want to meet up.

Worcester is interesting rental market. SF homes are not rented often and it all depends on location. Eg. College neighborhoods you dont rent in the winter, they run june1- may 31, west side typically runs with the school year as well. if the place is nice you can always find someone. @Tyler Lee I may have some people interested but I agree with the others this sounds like a lot note than $35k in Worcester best I have seen for a bathroom do it yourself with handyman is $9k reach out and I can put you with some people
