I can tell you that the student housing market in Columbus is extremely competitive so be prepared to pay top dollar for housing that you're considering renting out by the room.

In my contracts, I state that earnest money will be deposited prior to the close of escrow. This allows me the flexibility to deposit it anytime during the length of my contract period; typically 14-30 days. If your contract states "upon execution" then it must be done according to what your contract states. Failure to do so would render your contract void and unenforceable. I only deposit EM upon execution if the seller requests it and I feel it's a good deal I can move quickly.

Are you using bank financing or do you have access to cash or hard money? I ask because there are several wholesalers in the area that could also provide you additional inventory to look at. Best of luck.

I'm a successful wholesaler in Ohio and am looking to add additional markets. I've decided to expand to Broward and Palm Beach counties in S. Florida. I'm in town this week and hoping to connect with someone that could become my "boots on the ground" to take pictures, evaluate properties, estimate repairs, pick up executed contracts, build a buyer's list, etc. All training and support will be provided. Hi Julian, don't worry, you'll be fine assuming the seller can cover them with their proceeds. The title company should be handling everything for you in regards to notifying the seller and making sure the money is collected and paid. Most County auditor websites will have tax information regarding if the account is current. May want to check that website next time early in the process so it doesn't come as a surprise. Best of luck although I can't imagine the house appraising for much or ever appreciating much seeing as its located in Michigan...GO BUCKS!!!

The other concern would be, What happens if you don't evict, it happens again and someone is hurt or killed? You'd be opening yourself up to a huge lawsuit because you let it slide the first time. I doubt your insurance company would back you when they find out it's a second offense. The more I think about it, I say evict!

I'm assuming your referring to a mass email with wholesale deals? If so, I use constant contact. DM me your email and I'll send you a sample of what I send my investors. If that's not what your referring to, look in to Slack. I don't believe it integrates with Podio but it works great with team member communication.
