What are your thought on buying a new build for a rental property  Vs.  a house that has already been lived in?

For context, this would be my 2nd rental property. I live in Austin but I would probably be looking within 60 miles of my house.

Did you find them more difficult to rent? Did the renter restrictions have to be there because 51% have to be owner-occupied?

I won't be buying in Austin, but I would like to stay within 60 miles of my home. Thank you for everyone's knowledge !!!

When you invest in mobile homes, do you have to buy the dwelling or can you just buy the land? To have to buy the whole mobile mobile home park ( I think that what they are called) or can you buy an individual lot and them rent it?

Thanks Jerry

Thanks for your reply, I have already done everything on this list expect ,

 Post your home on MLS

Everything else on this list is very easy for me to do.

Do you anyone that would list my place on the MLS for less than a full months rent. It seems that have done or am set up to do everything else the only piece that is mising is the MLS.

Thanks for the reply, maybe you can help me understand what they do? It seems that all the resources they are using are the ones I have already. They use smart-moves and market the property on places like zillow, reator.com... I can get someone to show the place. Is it difficult for them to put a property on the MLS?

Does anyone know a real estate agent in the Humble/ Houston TX area that will give me a good rate to put a rental property on the MLS. They will not need to show the property. So far I am getting calls everyday from the marketing I am doing, but I am not happy with the prospects. A full month rent seem ridiculous for what they are doing. I want to pay people for services, but the few agent I have spoke with are really proud of there work, or they just do not want to deal with it. Can anyone help me in the Houston area.

Greetings,

I have a rental property in Houston that will be vacant next month. I am finding tenant for the first time on my own. I do not want to hire a realtor to put it on the MLS because there fees are to step for what you get it seems. Does anybody have any good advise for marketing this home? I have got leads from the sign, zillow and Next door, but everyone has had bad rental history.
