In my opinion an O&E is a must before considering the purchase of any property. If a given property satisfies your investment criteria and the O&E checks out, a title commitment is a must. It's your only protection against liens and financial claims that stay with the property.

I am considering buying full ownership interest on a 347sq ft hotel room at the base of a popular ski area. The asking price is only $119,000, is great for the area but has a $535/month HOA that could spoil the deal. Does anyone have any experience or input on if buying hotel rooms with the intent to rent out is a wise investment? Thanks!
