I'm building the slowest ADU in history in San Jose. It is a detached 700 soft 1 bed over a 2 car garage. It is a ground-up new construction project. We submitted paperwork to SJ Planning in November and still don't have a permit. Most of the proposals we have received put this project around $300K - $350K. We are considering a self-build but given the current economic climate we may wait to break ground.

FYI - The City of San Jose has some pre-approved plans with these 2 private companies.I wouldn't be surprised if LA or other jurisdictions started doing this too.

@Account Closed - I agree with Chad. Show the place and see what kind of applications you get.


In my opinion, it is better to have a highly qualified renter who will not give you any trouble than someone who barely qualifies for a higher rental price.  In that case, you have more risk.

@Dan H. - You are right. There is no occupancy requirement for an ADU but there is for a JADU in San Jose.

@Dan H. - San Jose is a more lenient jurisdiction for ADUs.

@Julio Arana - Glad to hear you got thru the process.  Here in San Jose, I'm still waiting...  Everything has been really backed up in the Planning Dept because of COVID.
