@Bill B. - I know you are trying to illustrate a point BUT I'd challenge you to find a SFH in San Jose for $500K right now. They don't really exist anymore.

I think I already commented on your other post. If you have a signed lease and you have followed the process of serving a 3 day notice to pay or quit, you should be able to easily call Todd Rothbard’s Law Office. They will process the eviction for you and get them out within 21-30 days. Non-payment of rent is a slam dunk to evict someone.

FYI - An attorney is only one aspect of this process though. Once you have a court order judgment in your favor, you will need to call the sheriff and have them forcably removed. Be prepared to change the locks at the time the sheriff is there.

Also, if you are unfamiliar with this process. I highly recommend you consider hiring a Property Manager for future resident screening and management.

I would treat it like a duplex and rent both separately.

But be careful about the local rules for renting both. In some California jurisdictions you have to owner occupy to rent the ADU.

However, renting it all to a single tenant might side step those rules so that might be a good reason to go that route.

@Holly Collins - these are 2 different value propositions here.

1. cashflow (aka rent)

2. resale value

Again, I think this depends on what your personal real estate goals are and specifically where the property is located on the peninsula.

I personally prefer cashflow value because I think it will far out-weigh any negatives when you go to sell in a few decades.

@Holly Collins - I think the ADU question depends on where you live. For instance, if you live in an urban core with a high walkscore, you will probably see a good return on investment because the new space will be in high demand to rent and purchase. However, if you are a long ways from public transit, shopping, and restaurants, the unit will rent for far less and be less desirable for investment purchasing.
