"will it be smart to just keep my w2 for more income or just solely focus on my passion which is real estate?" @Josue Molinari there definitely a lot of things to consider on this path, and congrats on where you're at. I think it could help to think about what are your monthly expenses and what is your monthly income level that you're comfortable with? How do you see those 2 numbers changing over the next 1,2,5 years, and what targets do you need to hit to get there within real estate?

hey everyone, I'm putting together a mastermind group of 4-5 agents that are interested in improving their social media + lead generation + online brand presence. Each agent will be in a different market, and we'll meet once a week on Zoom for 60 minutes on Mondays at a time selected between 4-7pm EST. It isn't a paid thing, and its for agents looking for a group to have accountability / share best practices and resources / goal setting and planning.

@Taylor L. I agree, get a place that you wouldn’t have to share a space with the other tenant(s). Townhome with a walkout basement that you could rent out is another option depending on your area

@Nate R. do you already have a place you’re wanting to rent out? Or what style home are you looking/renting?

Is it all possible to house hack the existing home, and refi to get better rate? And wonder if that would help save up faster for next down payment

@Kaye-ann Brown-Barrett a great place to start would be to practice analyzing deals in your area. Try to find out how much they will cash-flow for. Get comfortable with how 'good' a deal is. You'll build up that criteria for yourself and you'll get more comfortable with understanding which properties would be worth investigating a bit further. Next, I would start to read up on all of the different types of financing options there are out there, so that you can determine how you'll acquire those deals that 'work' for you. Hope this helps!

@Alyssa Melotik good luck with the search and the journey! A quadplex would be great, and I wonder if you were to analyze duplexes, if that would still be a win for you, for your goals? I've found it helpful early on to clarity on the numbers by analyzing deals every day

@Nicholas Guerrant it's a great journey to start. One thing that could be helpful early on is to practice analyzing deals. Put together a spreadsheet that allows you to plug in numbers from a potential deal, from any city, and it tells you what kind of returns you can expect. Use this analysis as a way to get familiar with your market or other markets nearby that you're interested in. You could then use the analysis to share with other investors that you network with, and get their feedback.

And a Zoom account is free! So you could look to reach out with investors nearby and ask if they have 15-30 minutes to connect virtually. Think about how you could provide value to them when reaching out. I'm sure you'll do great just keep taking small actions and learn something new every day
