Hello @Joann VanHorn

I too am just getting started and I have plenty of time and not plenty of money. I am in Westminster and I have looked at a few Boulder county cities as pretty good targets for wholesaling. If you don't mind me asking, what meeting did you go to? Biggerpockets is a pretty awesome resource! Read through the Beginner's Guide if you haven't already, it's a great place to start.

Not sure what the pipe is, did you/can you get a picture.

As far as the floor goes, to do it right it needs to be replaced. The issue with the floor is that the soft spots are likely caused by leaks in the plumbing under the floor. Covering the soft spots just masks the issue and likely leads to more expensive repairs down the road.

His old is the home? Is this a "trailer" like the kind you see in a manufactured home park? Do you know if it has polybutylene pipes?

Are these theoretical questions? Are you just looking for opinions? If you are just looking for straightforward answers to these questions well then that would take an entire blog post to answer your question. Actually it would take hundreds of blog posts and hundreds of forum posts to answer these questions in detail. Lucky for you, hundreds have written on this topic already. Just type "wholesaling" in to the search box at the top of the page and there are literally hundreds of people talking about this topic.

If you're asking what we "think" wholesaling is well then...I think its magic!

No, I'm not kidding. If you have a bad feeling about the tenant why would you rent to them? Well, I guess if YOU have a bad feeling and want to ignore it then that's your bad tenant. If I have a bad feeling about someone I'll pass, no kidding.

Yea I think a better way to go about it would be to find another tenant. The important thing is that you said "my gut is telling me it is B.S."; when is the last time that your gut was wrong?

Wow great work on your marketing! I was going to try and link you to a few posts on this site about what questions to ask sells but when I did a search the results were plenty. I'm sure you'll get some responses from people who know exactly what you should ask but until then you should look at what people have already said about this topic. Use the search box up on the top of this site and search "questions to ask sellers" and there are a couple of hundred blog and forum posts on this question.

I think, the pot growing issue aside, the deal doesn't look like a winner to me. Of course I'm in Colorado so its easy for me to brush aside the pot issue ;-)
