@Ronald Morris Congratulations! 

I know you've said you both are newbies and I just wanted to give some advice as you're starting on this journey. 

This should resemble an interview process, they're working for you after all. As such you're going to want to verify they are in fact a legitimate business and not just another scam. 

-What are their fees? 
-Will the company provide you with an IRS-1099? 
-What is your minimum rental criteria for each prospective tenant?

-Can I get a copy of the application?

-Do you check background and credit?
-Does the company track maintenance requests?
-How do they handle after hours or emergency requests?

-Is there a termination clause for either owner or PM?  

    Of course there is almost a never ending list of requirements you want to secure with a property management company, but these are a good starting point for now. 

    I work for a KC property management company and I would love to help provide some insight as you begin your search.

    Essentially brother would be co-signing then? Does he make 3-5x more than the monthly rental amount? 

    Policy I've mostly seen would be that the co-signer must make 5x the monthly rental amount to qualify a tenant who does not make the 3x on their own. Does mom not have any income herself and it would just be the son responsible for paying?

    Depending on your state laws it could vary based on what you'll be on site doing and what your lease says regarding such situations. 

    For example, in Kansas we did not need to provide any notice for things that were safety related. Such as siding/roofing, etc. But our lease specifically states that is the policy for outside repair work.
