Water damage is an emergency, she reported the problem which gives you permission to enter. I would honestly send a last courtesy notice saying you will be entering her unit and that if your repair workers are not allowed in she will be responsible for any damages.

In my experience when they withhold information they know the other would not qualify. Eviction, bankruptcy, or felony being the most popular reasons.
However, he did tell you, albeit late, so there’s a small chance He just doesn’t know how it works. So I’d Be willing to give him a chance to correct it.

Forgive me if I missed it, @Justin Johnson but do you have something in your lease regarding unauthorized occupants? Our leases include a portion dictating how often "guests" are allowed to stay and anything over the time allotted they must be ran through the system and put on the lease. (or at the least listed as an occupant to protect your original lease holder).
IF a lease is already signed and you have a clause such as this in your contract you can contact the new tenant and remind them of the documents they have signed. (and cross your fingers that it is merely an oversight your new tenant will correct immediately)
Although hopefully you have a clause regarding cancellation of lease by landlord for falsifying information and you can avoid the whole headache.

The other option is dependent on your agreement. Do you have anything in your lease regarding maintaining the appearance of the rental? Hopefully you do, because then you could refer to the lease and send a notice asking them to correct the issue to avoid legal action.

These are all excellent points. I don't believe there is a right or wrong answer for this
My experience, if I am sending my maintenance technician to inspect/work that is included in our PM agreement and no markups apply. However, when I reach out to contractors or vendors for work/products needed on one of the properties we manage we've vetted this company. We've taken the time to build relationships with them to ensure quality work is being given for our client's homes. So yes, a markup will apply towards anything beyond the simple maintenance requests.

Just Kansas City, Missouri. For example, the properties I manage in Gladstone don't have the same paperwork needed.
my brother mentioned Raytown is now adopting this as well he also said something about if you evict in KC you may have to pay the eviction costs of the person being evicted and Raytown could also adopt that! Do you know anything about the validity of that?
I've spent some time looking in to this and I haven't been able to get a direct answer regarding it. Many of the evictions I have experience with were on the KS side in Overland park, but I am going to keep trying to find out if this is accurate.
