Looking at a 15 unit, class C property in zip 28216.  Any recos for PMs that specialize in this type of property in this part of town?

Hi Braden.  I'm an out of state investor with a focus on Huntsville.  I've had good luck with Sara Ragan at Keller Williams, she's very responsive. (https://www.ragangroupal.com/a...)  She doesn't own rentals herself to my knowledge, but she works with enough investors to know what to look for.  Alternatively, you can try Carolyn Dietrich, who is an agent but also a property manager.  (http://www.carolyndietrich.com)

I've also had good success with Astro Property Mgt.  My properties are split amongst Carolyn and Astro.  Feel free to PM me and I can't talk you through the pluses and minuses of both.

Thanks @J Zev J.. My CPA and I ended up speaking to a number of people in Alabama’s BPT group and received conflicting answers. Finally spoke to a supervisor who is adamant that the holding company need not file so now we’re working on correcting last year’s return. Have a great weekend.

Hi everyone.  Been investing in the Huntsville area for the last few years and really love it.  Big fan of Alabama overall.  


One of the few idiosyncrasies that I find problematic in AL is the Alabama Business Privilege Tax. I have an Alabama based LLC that acquires and holds my AL properties. Call it Company A. The sole member of this entity is a holding company LLC (let's call it Company B) that is registered in another state. My CPA is adamant that both entities need to file the privilege tax return in AL every year. Does this make sense? I can understand why the AL entity needs to, but I can't understand why Company B would need to because it's not an AL entity. Any thoughts/experience with this?

Congrats. In my opinion, it comes down to your objectives. Multifamily historically has experienced better cashflow where SFH is often seen as a better appreciation play. I try to achieve cashflow and appreciation so I invest predominantly in SFH in areas that are appreciating - Huntsville is my favorite market at the moment. I find that SFH tenants, if you pick them right, tend to stay a bit longer and those properties have better returns and less issues than my multi-families do. My specific niche is homes in the $130-190k range that rent in the $1200-$1500 range. I focus on great neighborhoods where there's likely to be strong rental demand, even during recessions. Hi. I've purchased a number of properties in Huntsville/Madison in last couple of years. Great place to invest overall. Madison city is always in high demand due to the great schools. Property taxes and property prices have jumped significantly in Madison squeezing margins a bit but rents have increased a bit too. I've had good luck in parts of Madison and Limestone County areas too - lower taxes, similar rents, lower property costs and good schools as well. Feel free to DM me if you have specific needs.  Also, I've had good luck working with Sarah Ragan and Carolyn Dietrich, both are agents in Huntsville area.

I believe you only need to register in Alabama if you are transacting business in Alabama.  This might help:
