Post: Books - J. Scott vs. David Greene

I am currently reading David Greene's BRRR book, but my interests, in the short term anyway, are more Fix and Flip.

For those that have read both David's book and J. Scott's book on flipping, is it worth switching gears and reading J. Scott's instead? I know the BRRR book has and entire section devoted to the rehab.

Quote from @Michael Blank:

We strategically focus our multifamily investments in the Southeast region of the US for two key reasons:

Lower Costs - Properties are less expensive to acquire in the Southeast than in other parts of the country. Simply put, we can buy more NOI and rent for our dollar invested here versus other regions. This allows us to maximize returns.

Strong Growth - The Southeast, especially cities like Huntsville, Atlanta, and throughout the Carolinas, are experiencing rapid population and job growth. Huntsville for example has more STEM and tech jobs per capita than anywhere in the US. Major employers are flocking to these markets, bringing new residents and renters. This fuels the demand for multifamily housing.

Concentrating investments in one market allows you to scale faster, reduce costs, build relationships with brokers and acquire off-market deals.

Michael - which neighborhoods in Huntsville do you like the most?

Thanks for sharing! As someone who grew up in Huntsville, I love seeing people continue to invest in the growth of the community.

Is this the first campground type investment you've made?

Quote from @Mev D.:
The prices are around $340-$360k. I agree appreciation might be limited and really slow. My timeframe is 5+ years so I’m hoping there is continued growth in the area similar to how the RTP area has grown over time.
What do you think? Is it too late to be in the market.

I'm surprised you'll be able to make decent cash flow renting with the building costs, rental income, and high interest rates. Are you focused more on appreciation versus cash flow?

I grew up in Huntsville but am now based in Lower Alabama. I still like to keep an eye on Huntsville.

Do you try to host these monthly? I am in the Atmore area and this seems to be the closest BP meetup.

Are all of these in Mobile?

How did you choose Podio @John McAllister? I had not heard of it before. I have experience with HubSpot and SFDC with W2 jobs.
