@Rob Kishi I know you can buy fractional units. My point is one Bitcoin costs around $47K today so unless you purchased Bitcoin early on or during a low-price period it's too expensive to provide any benefit with regard to purchasing Real Estate.  if you can afford to go buy three bitcoins then you can afford the down payment with cash

I have heard good things about evolve although it is more expensive than other platforms. 

We were successful for a little while with airbnb but the HOA made us stop so make sure you know the HOE rules if in a community with an HOA. Its also a lot of hands on to make sure your guests have great experiences.

@Rob Kishi , so this is really only an option for the rich because most middle class people have very little to zero bitcoin available to them and given current value, on a low week, thats not likely to change anytime soon

@Alex Thomsen Agreed, I think there are a ton of SFH in Charlotte that are so cheap compared to PA, NY area and they will appreciate given the growth in Charlotte so I am going into this knowing that we may not break even on the rent and hope to build equity via appreciation.

@Jonathan Greene The market has been so hot lately the 1% rule has been difficult to achieve in many markets. I'm curious if others feel the same about the 1% rule

Hello Everyone, 

I have three condo's in Charlotte NC that are rented and performing well. I understand the downside of condo's/HOA fees however, I live in PA so it works for me. With this aggressive market its tough to find properties that will cashflow so we changed our strategy to purchase a new construction townhome (3BR,3BA) in an area we expect to see growth and improvement so its basically an appreciation play vs a cashflow play. We still plan to rent it initially and see where the market goes. Its definitely a little more risky with potential higher reward. The demographics for Charlotte support continued growth. I'm curious how other investors feel about this strategy? thanks

I now many of the BP podcasts do not recommend these high cost seminars and coaches however, I guess it depends how much money you have to invest.  I am a little frustrated at how maybe people suggest syndication because most syndication requires you to be a accredited investor, which not everyone qualifies for, especially younger investors.
