Hello, 

How does one go about learning  lender requirements for apartment building financing, prior to getting an apartment building under contract? Is there a section, that I'm missing on BP, for commercial lenders?

I was going to post a similar question. I am hoping to purchase an apartment building soon and the bigger pockets podcast was very informative that you really need a tax advisor who understands  accelerated depreciation etc.  I am hoping to find someone so I am ready to go when the sale happens.

Hello,

I am trying to get my team members lined up so when I find an apartment building and have to raise capital I am prepared. I am confused about the type of attorney required. I know I'll  need an operating agreement and Private placement  memorandum. Is that just any real estate attorney? Also, can these agreements be drawn up prior to needing them to avoid last minute delays?

I'm located in PA however,  I own a few condo rental properties in Charlotte NC and I'm looking to scale things up quicker with apartment investing. I'm starting to put my team together and  I'd be happy to try to join meetings remotely if the opportunity exists. Thanks, Brian

@Judith Sullivan are you a commercial broker or residential? I have a few condo properties in Charlotte and would like to find an apartment building in or near Charlotte. If you are a commercial broker I'd be happy to send you my criteria?

I would think comp sales as a 4 unit is not a commercial property regardless of how they may want to market it.

Hello,

I am interested in Apartment building investing however I am 52 yo and have a Full time job in healthcare, I have access to capital via a HELOC and was contemplating investing in a couple syndication deals. My thought process is, I can earn enough interest to cover the interest only payment for the HELOC and hopefully double my investment when the syndication refinance or sells. Has anyone gone this route using their HELOC?

Without knowing all the details $200 per week seems too cheap and may attract the wrong tenant.
