@Richard Jahnle if you get a certified electrician to inspect and write a letter saying the wiring is in good order there are insurance companies that will write coverage however they usually require that the wiring and electric box be updated in 45 days, 90 days, or up to 1 year. The insurer may limit coverage to just “fire” or “basic” peril coverage. Due to the unsafe nature of knob and tube wiring I suggest you get it addressed right away. I mitigate/eliminate all knob and tube in my rentals because I don’t want the liability exposure.

I have a tenant that is 6 months into the lease and she told me on the 1st that she is moving at the end of the month. She is late with this months rent. Do I go thru the process of getting a judgement against her or just move on? It’s November and I really don’t want to have the house vacant for 2 or 3 months over the winter.

@Danielle McClelland I started last year at 46... 1 year later I own 4 Single family homes and I close on my 5th this month. I wish I had started investing in real estate 20 years ago but it’s never too late! Create a plan of action and then jump in and Get in the Game! Good luck! 👊🏽🙏🏽
