I bought my 5th SFR about 1.5 weeks ago... we have started the rehab/upgrading of this 3 bedroom 1 bath house. The attic is semi-finished but needs updating. Is it worth it to turn the attic into additional living space (a 4th bedroom/master bedroom and family room)? I don’t know how to post pictures (I’m using the BP app on my IPhone to post this).

Thanks @Kathy Henley! Yes i have done my calculations and I buy properties that are in decent shape (I look for properties that need windows, flooring, carpet, and paint). I don’t really have the team/expertise to tackle large remodels. Thanks for commenting I appreciate the encouragement!

I closed on my 5th SFR (all in the last 14 months) yesterday and it feels good! 🙏🏽 my goal was to buy 3 properties but I have surpassed that initial goal! I think I’m gonna slow down now!!! Lol

@Brian Stennett Sr well my tenant is finally out. She left some junk, never returned my keys, and left the house a little messy. She broke her lease and she ran the oil completely dry (I have a matching policy in my lease), I did collect a $700 security deposit. It will take me about $100 to clean and repair some things, another $35-$50 to haul away the junk left behind, and I called the oIl company and got 1/2 tank of oil she was supposed match ($430). I called my local district magistrate and it would cost $169 for me to file a judgement ($500-$2000 range) and have a constabke serve her. She moved into another landlords place a few blocks from my property... I now have to advertise the property and hope to get a better tenant (her lease was up in 3/31/19)... should I just let this go and move on or file a judgment for $1965
