@Anthony Wick as others have said they likely aren’t buying for the same underlying reasons you are. They may be just looking to diversify their portfolio, a tax offset, or a perceived safe store of money. If your not comfortable buying under your criteria then you should not buy. Adopting another’s criteria because they have been successful without having that background seems like a poor idea. Also it’s unlikely Iowa is going to appreciate like SF or Washington DC. So basing non cash flowing investments based on that crazy appreciation scenario is silly.

@Gail Travers. Most people with reasonable financial acumen don’t live in mobile home parks. Pretending otherwise, and feigning indignation about the obvious is either naive or disingenuous.

@Brian Ploszay he’s been very successful with how he has run his business. I wouldn’t second guess him based on your experience which is likely much more limited

I noticed that this is also dumbing down the whole debate with many people commenting “hey this bill is ok 7% + CPI”. No problem lol

Let’s just ignore the bigger issues that are going to cost us more money then some nonexistent rent delta in a flat market

again, the rent increase limitations are not the most ominous or intrusive parts of this bill. I’m not sure why that aspect is the most debated. I suppose it’s because it’s the most easily understood part of the bill.

It’s largely counterproductive in limiting further restrictive legislation if that’s all we focus on

@Dimitri Wilson as others have said, these out of state investments sound great in paper but for a variety of reasons they are inherently problematic.

My one venture in OOS investment had a quick ending when my PM went out on three service calls for the same problem and couldn’t diagnose even the problem. At that point I realized the chances of this being a profitable venture was small. Fortunately I invested smart so I lost very little, but it was a learning experience.

@Lewis Christman if your going to make up arbitrary fines, not listed in the lease why not make it like $1,000 dollars a turd? Does sending it as a posted letter make it seem more officious?

@Bryan Beal obviously that return is location dependent. What people fail to mention is real estate markets are fairly efficient, which means the purchase price to rent ratio is largely dependent on expectations of appreciation, and those expectations are “baked into” home prices

@Alyssa Paros section 8 usually requires a yearly lease and my leases are only month to month so I date “I’m not section 8 compliant”

I had a potential tenant tell me I’m not allowed to say “no section 8” but I explained to her I don’t, because that would be illegal, however I can’t accept a section 8 application since I can’t conform to their criteria which isn’t illegal
