@Sophie Maisel I highly doubt you need to rewire the house unless it is a hundred years old. Is he installing a new mast or meter? A new main panel for 200 amp service shouldn’t cost you more than $1,500 parts included. That’s a one day job for a competent electrician for a normal size house with 6-10 fuses.

@Jeffrey Bower if you can get her into a month to month and get rid of her that’s your best option. Don’t compound an error by thinking she will magically become reasonable by continued talking. The longer she is there The more misery she is going to cause you. It’s her pathology, not your rental

@Sajeev A. It's not an ADU, it's attached. Also you sound like your the new guy at city compliance and permitting trying to make things as difficult and expensive as possible for the landlord. Just rent out the unit, don't report it as a separate rental and don't do a partial depreciation on the utilized room, as that will be recaptured when you sell your house, even if you use a section 121 exclusion.

@Syed H. Amazing as to the lack of bargains on beach front property. Apparently the global warming, sorry, climate change discount has yet to affect real estate prices. Investors are so dumb!

@Nick Farrell I won’t advise you on what to do with your money other than agree that you should certainly move it away from your a current “advisor”. By the way , most of these guys are awful as your interest isn’t their interest despite “fiduciary” laws.

@Mathew Wray what makes you say there is still a housing shortage other than that’s what city council and the activists keep saying here in Portland? I’ve seen 2019 as the softest rental market since I started in buying houses in 2011. I could be wrong but I’m interested and in your experienced opinion

@Paul Choi you’re exactly right. It’s more economically effective to subsidize the people you are trying to help then to put an expensive but unseen compliance burden of the supplier as it adds inherent economic inefficiencies. The problem is it’s politically easier to just operate with Carte Blanche on a bad solution you can foist on an economically ignorant voting class.
