My brother is salaried with me and saves me a lot of money on cabinet installation, trim, doors, and misc plumbing and electrical, vanity install, etc.

Also keep in mind that as a condo we had $0 expense for the exterior.

Below are rough/rounded numbers for the job.

$4000-Brother Salary.

$1,800-Demo

$1500-electrical (labor)

$2,000. (Bath/tub install labor)

$250.00 (Random Laborer)

$2,500.00 (Tile material includes grout, schluter)

$2,500 (Tile floor Labor)

$500.00. (Doors Material)

$2,500.00 (Vanities/Tub Material)

$1,500.00 (electrical materials)

$2,500.00 (Granite)

$500.00 (Baseboard materials)

$300.00 (Door Trim)

$500.00 (Faucets/shower bath fixtures)

$1,650.00 (paint labor and material)

$400.00 (Water Heater)

$750.00 (Carpet labor and materials)

$2,500.00 (appliances)

$1200 (light/fan fixtures)

$750 (plumber labor)

$250 (wood beam material)

$100 (new ac Grills)

$500 (drywall patching labor and materials)

We closed on this property November 19th and started work November 26th.  We were able to finish this project in less than 45 days.  Acquisition cost was 125K from wholesaler.  Rehab is right at 30K and holding costs are estimated to be 5K. Just listed at 269K and expect to get minimum 250K. See before and afters below.

It's a 3/2 bath direct gulf access 55+ condo in the Cape Coral Market.
