@Alexander Smith I'm sorry that happened to you, but look on the bright side....They left! Now you won't have to fork over a bunch of money to a lawyer to get them evicted after the Covid quarantine is over.

Despite the entire thread on the negativity of owning C class properties. All of my tenants are retaining their jobs and have no problem paying rent. Maybe it’s because they’re mostly nurses and cab drivers...they don’t have the typical retail jobs that other investors thought that they would have.
Also, I’m currently continuing to save up to buy any auctioned properties, where I can get a good deal right now and then turn it into a rental later on.

Scan them and save them in a file in your computer or phone.
I use the Tinyscanner App. I can email or text the scanned docs too.

Either way, you are going to fulfill your mortgage loan commitment...1 year of actually living there. Who cares what he thinks? If he seems to still have a problem with it, move on to another lender.

I agree with @Anthony Wick. I am willing to work out a payment plan with my tenants but, they will need to show me proof first, with their paystubs.

My tenants pay their rent to me electronically through Zelle/Chase Quickpay, no mail. They are allowed to still pay with cash, check or money order but, they have to deposit it themselves into my account. I have one business checking account for their rent and other business items, 1 savings for their security deposits and another savings account for renovation reserves/vacancy. All of the accounts are separate from my personal funds.
