You can use hard money but make sure to your dd on how it works before going that route. If you plan to house hack then you can take advantage of FHA financing (3.5% down). The easiest way to get the deal done would be to save up enough for that down payment.

Welcome to BP.  I love all of those areas.  I grew up boating on Twin Lakes..awesome lake!! The Tiki Bar on the lake is also a great spot :)

I suggest visiting Milwaukee before buying a deal.  It will also be crucial to connect with a good PM before you buy the deal.  There are lots of rough areas within the city. I personally prefer some of the tertiary markets surrounding Milwaukee.

I agree, the housing market is crazy right now.  It will be interesting to see how it plays out over the next 1-2 years. All eyes are definitely on the housing market as it props up the economy.

I don't know of any PM's that far north.  I'd be interested in learning more about how you chose the Rhinelander market being overseas.  One thing I found to be important when vetting PM's is to ensure they use a sophisticated PM software and they give you access to it.
