I have been hoping this will happen. Thanks for the info.  I missed the initial meet up but i am taking pto for every one forward. Much too valuable to miss. Please let me know if you need any help with set up, organizing, or if you can just have someone tag along in the process.

Hello all,

Just this year our family wanted to get into a rv to have some fun in the summer time and build memories. So far it has been wonderful and worth the un-necessary payment every month. We were about to winterize the trailer this year and noticed some issues with a section leaking. Only having it 4 months and it being brand new we called and started the process of using the many warranties we got. They told us they will have it 6+ months to fix the issue as it is a manufacture defect and needs replaced .

My question is this, can i do anything tax related because of the loss now? can i claim the monthly payments or do anything different until it is fixed. Are there any extreme weather property damage deductions i can do? Thanks for any help.

Hello bp. 

Ran into someone wanting to get rid of their tri Plex. It's 2980 square feet total Victorian home 1984 built. updated exterior Windows. my question is how to get this deal, or suggestions on options. 

My real estate agent says home comparables are around 245
Lady wants to get 185k or 175k as is. needs about 3k in updates. woman selling owes 90k. 
I asked if she would mind doing a contract she was very open to anything. Can someone tell me a good way to pursue a owner financing or contract with her? the 3 units are around 775 a unit per month so if I can do it right should be a good deal.

Glad to see the motivation. I always try to find ways to fund my next deal too. I have a few questions that might help you. How much are you putting forward into investing.? you could do an an fha loan which is 3.5% down  typically for a home and can even get you a multifamily up to a duplex I believe is what's in my area.

Another one I have seen in my area is wells Fargo has a 3% down type of conventional loan but the down fall when I called is you can't get into the multifamily with this one.

There is a lot more I've seen. If I'm in the right area let me know and I can get you some more info. I did VA funding for most of mine which was good if you qualify. hope this helps.

I'm in the spokane area as well. Have met a few times with groups that enjoy the site and investment and I believe it is still Goin on the third Thursday of each month. Where are you getting your broker course from? Any suggestions?

For me when all mine are paid down i will be sitting on a pretty good amount of MFH/SFH.
