wants 5K down 3Yr 12% interest $540 month 

I pay closing cost and T&I 120.00

Lease Purchase wants 5K down 3 yr lease $650.00 month

Please do you think there any way this is a deal here ? the neighbor hood is not pretty and the house could use 1K-3K repairs

House zestimate $61,784 3 bed 3 baths Rent in this area would go for $850 The houses comps in area only sold for 44-56k Repairs none but back deck need finishing Could use updated kitchen but it's rental ready Seller owes bank mortgage 60K She pays $620 month I spoke with her about seller financing she is open to it but she wants some type of cash to move

I have a house in the East Chicago In market that's mins away from casinos good neighbor hood 2brm 2.5 bath 1465 sqare ft Asking 54K Arv 87K rent average $1001 Recently updated has bonus features I have it on Zillow and Owners.com it's been on there for 10days I'm not getting buyers calls like I should I pay to list on MLS ? If I can't sale all cash should my next exit be owner finance or lease purchase buyer? I'm just doing internet marking so far..
