A licensee/Colorado REALTOR, I am not sure what the rules are in New York, but it's kind of like working for a union shop - you join or else. Not that I'm relating the two but, owned and operated by a local association of REALTORS, membership to that board will be required IF you work at a brokerage that is a member of that board, with MLS privileges as a benefit of said membership. However, belonging to an association of REALTORS is NOT a requirement of licensing. And where board membership definitely has its privileges, there are brokerages who offer a non-REALTOR option, where you can just hang your license without joining the local board, which can be very expensive. If allowed and you find such a shop, an alternative to the MLS is a service like Point2Agent which, though usually not as comprehensive in terms of local data, offers a far superior service in terms of value added benefits with national exposure and at tremendous savings. Hi Tonya. To state the obvious, Craigslist, Backpage, eBay classifieds and similar sites are a great place to find fixer-uppers and the like. Searching for terms such as fixer-upper, handyman, tlc and similar keywords usually return desired results. Notice to the right of the search bar there is a "save search" link? 

Click that link to save the search and either login to or setup a free account. From there, click edit to manage notifications:

 This will redirect to yet another screen, from which email notifications can be turned on or off.

Obtaining the foreclosure list usually requires a subscription to sites such as RENAV.com Realtytrac.com, foreclosures.com... Another way is to engage the services of a foreclosure savvy REALTOR ;) who often gets these lists from their vendor contacts on a regular basis. 

Obviously unaware of any experience you or he may have along these lines, I'd be remiss to not state the importance of using the services of an experienced buyer agent if, for no other reason, to protect and represent your brother's best interests.

Hello Zach. As real estate brokers, we all have access to the same, primary tool for locating properties which is the MLS. However, there's more to putting solid deals together than locating properties, as anyone with Internet access can do that without a license. When choosing who to work with, it's important to align yourself with a professional who understands your objective, which in this case is a 1031 exchange of your existing properties for like-kind (investment) properties in the Springs. A horse of a different color, it's not as simple as finding suitable properties due the timelines and nuances that can make or break the deal - and your finances.
