Yes I do adjust my min stay based on how far out the booking occurs, this is a feature in PL.
PL or any pricing software is not going to be set it and forget it, you still need to be in there weekly or 2x a week adjusting and making sure everything is going smooth until you find your goldilocks pricing.
PL has a awesome comp set where you can see what others in your area are doing. It's like the enemy method on steroids.

I would not want to buy something that was illegal or have a agent sell me something when they knowingly know that I am not going to be able to STR it.
There are tons of markets out there that allow STR, help them pivot to one that they can.

There is certainly a conversation to be had about allowing pets and the extra revenue they bring in and also the extra headache.
I think allowing pets is a way to elevate a property that is just mediocre or performing subpar. Some pet friendly properties are getting anywhere from $50-75/per pet/ per night. Over the course of a 4 night stay, that could be $200+!
If you decide to allow pets and then make sure your property is actually pet friendly as far as the types of flooring, furniture, amenities you offer and have a strict RA in place outlining what is expected I think going pet friendly could be to your benefit. Also, make sure you specify pet friendly vs dog friendly. A pet could be anything from a miniature horse to a pet bird or a snake.

Yonah Weiss is who you want for cost seg. He's great.
As far as buying your first place in Hawaii, while it can be done I think I would start mainland. There are so many vacation markets here that may be easier for you to get started in and also have good cash flow.

I'm sure there are fb groups for co hosting - you could try there. But if you are gonna co - host make sure you do it the right way, co host is a simple term for property manager

I would put the loan in one persons name, but put both names on the deed. Then you are freeing up more conventional loans for later.

Personally, probably not a market I want to buy in. I would look for true vacation rental markets where the regulation is established, not evolving.
