Most PMS are very similar, it really comes down to personal preference. Most also have a free 14 day trial. Test drive a couple to see what you like the most.
PL does integrate with most all major PMS.
I used IGMS for almost four years, it was simple, did what I needed it to do. Just switched to hospitable and so far loving it. Don't overthink it. If you pick one that doesn't work you can always switch.

I would wait and take photos when you are ready and make sure your photos are going to look exactly like what the property will look like when guests arrvie.

I think not listing on Airbnb/Vrbo is a mistake. They spend millions in marketing and advertising.
Do people have bad experiences with the platforms, yes. But people also have great experiences too, we just don't hear about those ones as often.
Only renting to people you know, really limits your pool of guests. This might be a good place for trial guests until you go live, but you only renting to them is a mistake unless you are not in it for the cash flow and this is truly just a second home that you don't need to make income on.

Avery Carl recently said that she partners with a bike rental nearby at one of her properties. The rental company delivers the bikes and takes care of all the maintenance and liability. I would explore this option.

Zero Dollars. Self management all the way. With the right resources to get started and the right systems in place - there is no need for a PM. Save those fees and put them back in your pocket and into your properties. Bigger Pockets has a ton of resources to help people get started with self management, from boot camps to books and everything in between.

Direct booking does not happen over night. Stay fi is certainly a start though. I would make sure you read Mark Simpson (Boostly) books. Start with the book direct play book.

Typically a cleaner or handyperson is happy to do this.

Quote from @Michael Baum:
So I hear what you are saying @Ryan Leake and for some folks it makes sense.
I don't agree personally. Everything you stated is solid, but it is easy to do on your own for most people.
No one cares about your property as much as you do. It is super easy these days to automate a whole house with all sorts of thing.
I find the management of guests the easiest really. We don't get midnight calls or angry guests. I get the occasional question, but in 7 years I can count them on 2 hands. Taking bookings is cake really and I vet each and every guest. No auto book.
It really doesn't take much time once you get rolling. Keeping up on maintenance will cut waaaay down on calls for broken this or that.
My 2 cents.
Couldn't agree more.

Not everyone is selling because there is a issue with the property. Some people no longer wish to do it or maybe they are moving on to bigger and better things in their portfolio.
Nothing wrong with buying a existing STR. It can be nice if it's your first because they come furnished (keep in mind you will still have to replace and upgrade some things)
Just make sure it's in a area where STR are allowed and be sure to run the numbers for yourself and don't just rely on the previous owner's numbers.

You can def self manage. I would start with reading the BP book by Avery Carl called Short Term Rental, Long Term Wealth. It is truly a guide for self managing at a distance.
Avoid those third party management companies. No one is going to care for your place like you and they are going to charge anywhere from 15-30% commission. Put that money back into your pocket and reinvest it.
