Fb groups are a great place to find off market deals. But don't assume that you won't ever find a good deal on the MLS, because that's not true. Look for things with bad listing photos or have been listed for a long time.

California is not a state I am interested in investing in for STR. I would look into true vacation markets, national parks are a great place to start.

Have you ever thought about self management? BP has some excellent resources when it comes to self management for STR's.

Sounds like a sticky situation. Personally, I don't like to be over leveraged like this. 

I would work on paying off that credit card debt and then pinching pennies for a down payment.

The best piece of advice I can give you is to read Bigger Pockets book on STR called Short Term Rental, Long Term Wealth by Avery Carl. It is so comprehensive and covers literally everything. I am coming up on 4 years deep in STR hosting and I still reference the book sometimes.

 This is a option. Let them know in the listing that immediately after booking they will be required to sign a RA and also provide you with a ID

Arcade Headquarters. They are based out of the Smokies, but will ship nation wide. They are THE best.

You never want to use just one set of numbers. You want a collection of them so that you can average them together for a better, more rounded number. 

I would suggest using both Rabbu and AirDNA, plus other sources like Pricelabs, STR Insights, and of course - The enemy method. This is a great tool to use. Also having a agent who specializes in STR's and who knows the market and the area really well is very important.

I would be calling Airbnb to get this fixed. If they checked in, then you should get a payment.
