Speaking as someone who has just a few rental houses (not a huge portfolio), I found it to be better (more economical and educational) to be your own PM until you start to really scale.
Much like the advice of "you make your money on the purchase price", being your own PM makes you "get your peace of mind on your tenant" if that makes sense.
It forces you to be a little more selective, and teaches you how to be a responsive and "good" landlord.
Anywho... just my 2 cents.

@Daryle Smith Yep, you should be able to Google "[county name] property information" or something similar.
Most counties' websites are fairly intuitive. You simply click on "property search" or something similar, then type in the address.
Most of the info you'll need should pop right up.

Stats:
Currently a buy and hold investor. Several rentals currently, looking to add more now that my military career is coming to an end.
Situation:
We've bought a couple of houses with the ol' , trusty VA home loan over the years.
But I just saw VA now offers a renovation loan, similar to an FHA 203K... BUT without the PMI requirement.
Anyone ever use the new-ish VA renovation loan?
How much more a..pain is it than a standard VA loan?
Our idea is to basically house-hack, purchasing and rehabbing, living there for a year or two, refinancing, turning it into a rental, then moving on to another.

Hi all.
So... About three years ago, I got called to active duty with my National Guard unit and had to move up to the DC area.
But, we're coming home soon.

Our properties are in an LLC. Each property has insurance on it, and in addition we have a $2 million umbrella policy.
