Although installing a fence is relatively easy, many people don't do it correctly. In some states, an inspection is required for at least one process, making sure that the postholes are deep enough and have gravel in the holes...and then also to see that the finished concrete 'crowns' away so that water does not sit near the fence.

Better to pay a bit more and have it done right, IMO.....

@Alan F. is right regarding CSLB law. I would not mess with the unlicensed guys even with a simple fence job. They are likely to be disorganized and not run a tight ship. Probably won't have a legal contract, no complete SOW, they'll run late and CO you.

Like @Corby Goade said - you have already asked them to comply with your wishes and what the lease says. They have thumbed their noses at you. Why would you now bend over backwards to offer them another solution, which they will probably nor respect either? What is your plan when they neglect to use the storage sheds?

Like @Bill B.said, get an attorney and deal with this right. Don't waste any more time. Your time is valuable and they are being very disrespectful.

Good tenant? Just ok tenant? If you got a good one, I'd promise it at lease (year) renewal, and put it in writing so he feels comfortable about it.

I feel if you have a good property and a good tenant, you should have a quality paint job.

Hint - Use Behr 'Marquee' from Home Depot....really heavy pigment count, one coat cover (usually) and easy cleanup.

I would give 3-4 stars. Yes they are fixing their problem, but this is not good behavior, I try to think about my fellow hosts and their future dealings with people I deal with. Next time the temper tantrum (or whatever) could be worse and cost the next host even more angst and money. This does not deserve 5 stars IMHO.....

No big deal, you just have to have your tank emptied more frequently.
