Cali law allows at least one ADU per property as I recall.....but the local municipality will have it's own take. As @Denise Supplee said, check with local Zoning/Planning Departments...and check with the Building Dept as well.

It is not cheap, though, you will have to add Solar to the units as well as other requirements....

As you've already heard, it'll be easier to just get the repair done. The cost of an attorney will most likely be equal to the cost of the repair, or close. There is a possibility that the neighbor may have to chip in, I would approach him in a positive manner instead of threatening.

It is doubtful that anyone knew about this and even if so, it will be imossible to prove. Just suck it up and move on is my advice.....

Good answers above! I'd get a GC (if you have time) and get a firm-ish SOW and price. Only then will you know. It's not worth guessing. Just knowing ARV is of course important, but the other number that you need is the hard cost to bring it up to par.

I think it's a great STR move. But not in Phoenix, you will lose 4-5 months every year. No way to cool those down with the lack of insulation.....

Do you seriously expect anyone to believe disabled kids are denied education or access to education by there States, Counties or cities? And it requires the Federal Gov to get involved so disabled kids get education access.....

THIS is why D's are polling at 27% now, because of total blatant BS like this. It doesn't even take the internet to see what BS this is, anyone who's had kids in schools knows this is BS.

Exactly! And look what has happened since ten. Pathetic. I just read that a 7th grader in the US is at the same level as a 3rd grader in China. And kids in Baltimore? Only 7% are proficient in basic studies....yes, 7 PER CENT!

I have severely disabled family. They are taken care of exclusively by the states/counties. Both in California and Arizona, two vastly different states in terms of political makeup.

The Feds are not needed. But as you snarkily said to me, believe what you want...

It was 33rd with 1 being highest. But as you say, there were a few bunched up around that spot, so not a big difference..... :-) There are certainly ones that are worse. I think NJ was in last place...?
