Yessir! I learned real quick. More guests in house = less money, every time. Keep your prices as high as the market will allow, and run a high quality operation. You'll be so far ahead, both in financial terms and just general stress...

Don't rent out to your max capacity - in other words, don't automatically cram 10 guests in your place. Maybe do 6....turn that 4th bedroom into an office.... But keep the price as you would for 10.

More guests = more problems.

Yessir, really bad idea.....If you buy high, you're leaving, let's say, $100k on the table. Sure you can still make a return on your investment, but you just gave away $100k. Why would you do that? Just wait a year until the market corrects....then you have your income, plus that $100k you didn't leave on the table....just makes sense doesn't it?

The Government (any Government) is powerless to 'not let let it happen'. Oh, they can always print more money i.e. 'quantitative easing' (what a great term) but that only leads to inflation. The country is upside down and will most likely need more than a 'correction'. The RE market is definitely ready for a reset.

But we're all just guessing, even the experts are just guessing....time will tell, as usual.....

Not an 'expert' at anything...just an old guy who's been through many boom/bust cycles....and owned many properties, all bought and sold at the best times...maybe luck, maybe not.....

Yes, a huge correction is coming, probably in the next year. Housing prices are so over-inflated it's not even funny.

I would not buy in this market....wait for the inevitable correction and then pounce.

There is no new normal.....

Real estate is like gravity.......

I'm not so sure it's just the lack of reviews.......I say spice up the pictures and the whole atmosphere of the place....it looks too sterile. IMHO. :-)

Prachi - You place looks nice and I believe is priced fairly. (Cleaning fee would turn me off though)

As was mentioned though.....it looks a bit bland. Like a motel room. Add some character.....maybe western, since Arizona is considered 'Wild West' ? That's how I did my places up around Prescott.....people seem to like it....

Nope. Why give away a % of your profits? This business is easy..... a little cleaning, a little office time, an occasional fix-it project. Some owners are just lazy I guess.

Caveat - Unless you don't live near your property. Of course then you'd need outside help.

I have had 2 occasions where AirBnB did not sync a VRBO listing. I assumed it was Air's problem but not sure. It's only been twice so not a big deal. I only use those two services so can't help with YP.......
