I'm not so sure it's just the lack of reviews.......I say spice up the pictures and the whole atmosphere of the place....it looks too sterile. IMHO. :-)

Prachi - You place looks nice and I believe is priced fairly. (Cleaning fee would turn me off though)

As was mentioned though.....it looks a bit bland. Like a motel room. Add some character.....maybe western, since Arizona is considered 'Wild West' ? That's how I did my places up around Prescott.....people seem to like it....

Nope. Why give away a % of your profits? This business is easy..... a little cleaning, a little office time, an occasional fix-it project. Some owners are just lazy I guess.

Caveat - Unless you don't live near your property. Of course then you'd need outside help.

I have had 2 occasions where AirBnB did not sync a VRBO listing. I assumed it was Air's problem but not sure. It's only been twice so not a big deal. I only use those two services so can't help with YP.......

^^^Now that right there is the smartest thing I've seen on this forum!

OP - Why are you trying to cram more people in your space? How much extra are you gaining (in gross) for each head? $10 ? Now if you could get $100 for each extra person you stuff in there, then maybe that would be worth it. Maybe.

But each extra body = more trash, more towels, more sheets, more dishes, more cleaning, more wear and tear, more potential damage, Etc...

In one of our places, we actually converted 2 of our 4 bedrooms into a yoga room and office respectively, to cut down on the number of potential guests and problems. Lowered our prices only slightly. Smartest thin g we ever did IMO.

I just would not feel comfortable with it....

Hi - I'd also suggest looking at Hipcamp. That would probably be a good market for something like this. Sometimes people list on Airbnb but I think you're getting people who are expecting a typical vacation rental. In Vermont we have some associations like Vermont Huts that we rented ourselves over the winter - bring all your own everything and clean after yourself (no water or electricity). I don't know if you'd find those people on Airbnb or VRBO from my experience - depends on area. It's a big upgrade from say camping in a lean to on hiking trails.

Side question for me personally - do you have a mortgage on this property? I'm currently under contract for a piece of land with an off-grid cabin - doing as a land loan. Wondering if without typical utilities I could fix up and get an investment loan (adding a well, grey water system, composting toilet, solar for electricity, wood stove). Curious if anyone has done that since land loans aren't great terms. Thanks!

Thanks for HipCamp!

No loan, I paid cash for the 5 acres and built a pole house myself.

A land loan for 'raw' land will require a 50% down payment and high APR as you know. Plus you will then possibly be forced to comply with local building codes. I would wait and look for land that you can pay cash for. In the middle of nowhere.

And instead of a composting toilet, think about digging a hole (deep) and putting a couple of 55 gallon drums (with leach line if needed). Easy to do, very efficient. Videos on YT about this.

First thoughts are: 1) Get rid of the first picture of the bed.....a nice (new) picture of the front of the house is what I'd want to see...and 2) more pictures in general. As someone said, more local attractions, Etc... Add more nice art and decorations....

3) Also price seems low, no matter where you are...could someone get a hotel in the area for that price? Looks nice and clean...

Good luck!
