What they said.......you should not have paid for work that wasn't 100% complete. And inspected. Every change order should have a) the current contract amount b) the requested changes and c) the new revised contract amount. The CO should also have a line for the extra time this change will cause.

Live and learn. No court will be on your side, and it will cost you more than you will gain.....

I've been a GC for a long time....did Home Inspections for a couple years to supplement income. I would always use an inspector who's actually built something......

SuperHost and Premier Host. Didn't see a single bit of difference from either one to be honest. As was said, it's all about reviews and ratings...which means be hospitable and friendly...and keep your place spotless....!

We got most of our stuff from Goodwill and other second hand stores. We already had several nice antique pieces though, which helped.....

Its actually amazing how much high quality stuff you can find in second hand stores if you're smart..... and patient. Including blankets and towels!

And neither of our STRs are low rent houses either, quite the contrary.....

OP, I wouldn't stress or over analyze this aspect...of course, plan and keep track (I used an Excel spreadsheet to budget this), but don't even start to obsess about this aspect of the business....it's a nothingburger....

I didn't use AirDNA when I was opening our 2 STRs last year. Heck, I didn't even know what it was......

I just used a combination of my gut feelings and a constant perusal of other local listings......

Of course it helps if your area is a popular place to visit/stay, for whatever reason. If it is, and it is not over-saturated, then you'll be fine.....

What are their criteria for buying?

They both have jobs that cause them to be all over the county on different days, so close proximity to downtown is not a big deal.

Criteria......$300k price range, investment property they can live in and see some quick(er) ROI.

I wish I lived closer so I could help (I'm a retired builder), but they moved to WA to be closer to some family, while we retired to AZ. Just trying to help as concerned parents :-)

I give out the code no more than a week prior to their arrival, but always at least 3 days out. And we too have a lockbox, but I will only give this code out if they were to call with an emergency situation.
