HELLO!!!!!  Where are my Bourbon and Whiskey friends??   Let chat up business and magic juice.

For me it has been a busy but difficult first 4 months of 2025.  I have 5 listing, 8 buyers and 2 closing and 1 under contract.   The news and markets scare people, the interest rates are average historically, but still consider high. Home prices in my part of Florida have not balance out and people are struggling with price drops.  My rental are still doing well and the rent rates have remain the same.  I have only 2 tenant that did not renew and rates may not have gone up, but they didn't go down. That my Real Estate life in a nut sell.

Now for bourbon, I have dial back my buying for really 2 reason,  not enough money and my bar  is full.  But for my birthday I got an infinity canter (32oz) and I have been adding 2 to 4 OZ of remaining bottles as they get close to empty.  I have to say that has added a whole new level to the hobby. Once the bottle reaches 2/3 full I'll start to drink it.

How's everyone else been doing.  Any good brown water or real estate stories???

Just picked up a bottle of my favorite, Lagavullin. I know, it's scotch....and fairly pricy...but the taste...OMG. If you like the smokey stuff that is...

Lagavulin 16. The nectar of the Gods….

Yep, that's the one! You probably know this, but Costco usually has it for much less than the liquor stores.....Cheers!

Quote from @Steve K.:

Sounds like this guy may be using the old Harvey Weinstein playbook. Lots of red flags here. Keep your head cool, be wary and don’t get swept off your feet with the cheap compliments, self-serving flattery and lofty promises. It’s easy to think you’re in control of a situation only to have it escalate quickly and become an entirely new situation that is out of control. Notice how alarm bells are ringing among the seasoned guys on here. They’re definitely not jealous or trying to ruin your career, they are looking out for you and have the benefit of seeing the situation from a distance. It's possible this person only has the best intentions, but also highly probably that they are attracted to you and this could get complicated quickly. Ask around about this guy, really do your due diligence, and be careful. If the "homework assignment" involves delivering your mission statement to him somewhere in private, I'd run the other direction.

Listen to @Steve K. ^^^there is a reason that all of the 'older' guys are concerned for you. We have no skin in the game, just experience.

Just my opinion, but I would go to an electrical training program. Then either go to work for an Electrician, or perhaps even the local power Company. The field workers make a lot of $$, especially linemen......

Good post. I'll just add this....most younger people forget to put a value on their own time. When I was a young entrepeneur starting out with different businesses, I was advised by an older friend to always put a value on your time. It was suggested that $100 per hr was about right. Use this when doing your budget and after a project is done when figuring out your profit or loss.

You'd be amazed how much of your precious time can sunk into a project...and sure maybe you end up with a $20k profit on paper...but you invested 100's of hours into it. Hours that could have been spent on bettering your life. Was that a good deal? I would say no.

Just my $.02....

Quote from @Eshe Harvey:

I had a coffee meeting today with a well-respected figure in real estate that turned into something far beyond what I expected. This wasn't just networking - it was a shift. He told me he sees something in me. He said he'll personally mentor me to help perfect my pitch and business plan - and he wasn't playing. He gave me real homework assignments, and we'll be meeting again to make sure I can articulate the vision, not just dream it. And the most life-changing part?

He said I don't need to worry about funding - he and his team will provide that once the vision is solid and well-crafted, he insisted that money isn't an issue. He is helping me make sure that my vision is solid. But he says he sees my potential or else he would have not taken time out of his very busy schedule to meet with me. He says I am on his radar.

He also told me something that stuck: move intentionally - and be willing to cut ties quickly with anyone who doesn't align with the mission. This journey isn't about pleasing everyone. It's about precision, purpose, and positioning. I'm still taking it all in, but I wanted to share this as a reminder: the right people will meet you where you are - if you're willing to show up prepared, focused, and open.

Hi @Eshe Harvey. As you obviously know, this is tremendously valuable for you. How did you first come in contact with this person?

I went to a real estate networking event. We talked for like an hour there and then he said he would love to talk more in person over some coffee and breakfast in a quiet atmosphere. So that was yesterday and he voluntarily agreed to mentor me and provide the capital, him and other wealthy people that he personally know are looking for great ideas to invest in . I am forever thankful. Now the pressure is really on.

I hate to be the cynic here, but having been around the block a few thousand times.....have you vetted this individual? Checked his background, his past partners, employees, etc....It's easy to do nowadays online. Even though he and his pals are allegedly putting up all the money does not make this a safe deal for you...just be careful.

Not to say you should be looking a gift horse in the mouth, but you know what they say.....'if it's too good to be true....'

The sold price is the true reality IMHO...
