@Mike Williams I love east charlotte. Certain pockets have awesome long term potential, and we're getting pretty high rents over there currently as well. Can you be more specific about what and where you're buying? PM me if you prefer.. Obviously most listings on the MLS are getting gobbled up, so if you're looking for a steal (or even a half decent deal) you may need to sharpen up on marketing and finding off market deals before they hit the MLS.

I'm not suggesting to pay over market, or over your comfort level, but have you reviewed the appraisal?  Do you believe it's an accurate reflection of the value? Do you have any reason to believe the property will be increasing in value?

@Sid Yanamala what @Jay Hinrichs is describing is absolutely doable in Charlotte.  My wife and I do it, and it's been successful enough that she can stay home with our baby.  There's an element of riding the market up, but it's mainly been through forced appreciation (remodeling and/or building new).

@Gaither Hendrix, glad to hear I may have misunderstood your post. Apologies if I did. You got some real players in our area to respond so let's see what you can do with that. I've heard Hobby Millionaire is a good meeting although I haven't made it yet. I attend Metrolina REIA meetings. There's a meeting tonight about landlording, and we have our advanced strategies meeting tmrw night. If you'd like further info on when and where we meet, check out the website www.metrolinareia.org.  I'll tell you that I've learned just about everything real estate from this website and the REIA.  Lots of real players on this forum and at those meetings.  Hope to see you :)

Gaither I'm not sure if I qualify as a real player or not but I do a good bit of business in Charlotte.  I'm always happy to sit down for coffee and talk to new investors.  That being said, your requirements for real players only was a bit of a turn off.  Perhaps I'm just sensitive today, but either way I'm giving you some feedback on why people may not be jumping at the opportunity.  Best of luck

Are you interested in selling the lot?  Both New Dominion (not sure who Old Dominion is) and First Bank are great if you decide to keep it though.
