You can withhold any amount you see fit until it is done to your satisfaction. If he cannot or will not finish it to a level equal to industry standards then you can hire someone else to fix his work and deduct their payment from what you owe him. This is assuming the contract you signed with him doesn't dictate the answers to the questions you're asking

If he is somehow responsible because of morals or whatever else, what isnt he responsible for and how long is he responsible for it? If the fridge breaks? If the roof leaks? If a mouse chews through a wire? Where does it start and where does it end? That is a serious question

@Andrew Evans we're at the longest point in history without a downturn, I would say the odds of going down are higher than the odds of going up. My balls needs to be cleaned though, it seems to have a haze on it so it might not be as accurate as I would hope. I believe the optimal time to sell was this past summer but it is still a great time to get out and stash the cash away for the next downturn whether it be 3 months or 2 years.

@Alyssa K. Tax returns and bank statements. With that said, I would be VERY hesitant. How much is their monthly nut? How much do they have in reserves? With 1 income that is VERY tied to an excellent economy (most hardscape is a luxury item) any kind of a downturn and they could be 1 month away from being broke. I know and am friends with a lot of contractors who lived like this in 08 and lost everything (I was one of them) and are doing it now. I would want to see a minimum of 3 months of reserves at what they currently spend every month (nights out, toy payments, etc) and 6 months of their nut (mandatory payments)

@Doug Dias how much do you believe adding the driveway will cost? How much do you think you could bump rent with off street parking? If the driveway is $20k and you can get an extra $200/month that is a pretty good ROI. If you need a driveway company was use D. Mason in Webster. They're the most competent and trustworthy around. Lots of other hacks around here that are slightly cheaper but always most costly in the end

@Nikki Cuozzo a friend is in the process of buying a large property with. 3000g underground tank (that's not a typo and I don't know who could afford to fill that). He ended up paying the owner an extra $10k to have the tank removed, soil inspected and new tank installed inside so he didn't have the worry of a $20-50k bill if it was leaking. It cost the owner just over $5k to remove it, nothing was leaking (still 2000g in it) so both parties made out. If it was leaking the owner would have had a hefty bill but the odds of finding a buyer to follow through on the purchase with it in the ground is slim. My friend couldn't even get normal insurance with the tank there and the added insurance would have doubled his annual premium, so that $10k had a ROI that most investors would jump on

@Huso Akaratovic it sucks but he knows it isn't your issue and he is just grasping at straws. There is no reason you would be 50% at fault. It's either all on you or not at all. If it worked for a month obviously it was fine when you owned it and worked until then. If you think you are even partially responsible, how long would you be responsible for? 3 months? 1 year? 5 years?

You have to get someone to get it on camera as proof and then come up with the terms you think they'll agree to. Then give them the evidence and tell them they either need to pay for the dog or face eviction for breaking the lease

79% speak English, 7.5% Spanish, 3% Portuguese and then a bunch of languages with 1.5% or less. Depending on where you are Spanish could definitely help. You didn't tell anyone where you are though, so giving you any advice on who to seek out or what classes you could take isn't possible.
