Another tech expansion in Austin with the largest single office lease on record for Austin, TX.
Meta has just over 2000 employees in Austin currently and announced plans to bring in at least 400 additional to the area.

@Edward C.Northern suburbs seem to be doing well (Cedar Park, Round Rock), but given the amount of growth there coupled with low inventory it makes sense.

This article highlights Micron Technology Inc's pledge to massively expand their chip production capabilities over the coming decade. The company has been eyeing several locations but two counties in Central Texas are under strong consideration: Williamson (North Austin, Cedar Park, Round Rock, Hutto, Taylor) and Caldwell (Lockhart, near New Braunfels and San Marcos between Austin and San Antonio) according to sources. Initial reports suggested this factory is expected to be a $40 billion dollar investment alone with up to 10,000 jobs.
Lockhart is considered to be a front runner as they recently considered a substantial Chapter 313 tax incentive proposal, suggesting Micron or another large development has been eyeing the area closely.

If rent is more than two full days late then the landlord can collect a "reasonable" late fee provided the fee is included in a written lease. The term "reasonable" for this law was clarified in 2019 to be:

@Jason Harmon I have actually seen that strategy work. I had a colleague who literally bought an entire street in San Antonio and rehabbed every one of them. For clarity, it was a small street but it was a rapidly gentrifying area and that helped force growth there. For 25+ units, I would check tax records to see if there are multiple owned by a single entity or person. If they are all separately owned it could be a lot work chasing down sellers for that inventory. Also, consider the area. There are some pockets where rehabbing the entire street would not do much because surrounding units or streets could keep the potential down, even in Austin.

@Gabriel H. Gaytan buy and hold. Majority of my portfolio is in the Austin MSA but some in San Antonio as well. Both small multifamily and SFH pencil out well there usually. I know folks down there doing different REI strategies that work (flips, buy and hold, BRRRR) so it's not a one route market.
