Summer Spike: Single-Family Rent Growth Increased More than Five-Fold Year Over Year in June, CoreLogic Reports

June 2021 data shows a national rent increase of 7.5% year over year, up from a 1.4% year-over-year increase in June 2020.

Both Austin and Dallas saw 11% increases.  Multiple markets have seen strong growth and as many may recognize, these city names pop up often in investing discussions.

@Ryan Kelly I agree and I think Kyle and Buda are primed.  Notably for sitting on I35 and between 2 major metros of Austin and San Antonio.  Kyle has already has seen an influx of new employers, much thanks for Tesla for that.  And now they are getting a Costco.  That has got to be a nearly undisputed sign of a town achieving a significant benchmark of growth

@Ryan Kelly that is wild.  I am curious what the Census Bureau stats will be for population gain to see if we are accelerating towards that metric even faster.  

Bring on new local distilleries and eatery start ups!

You are most welcome @Calvin Matthews. The Northern Half of the Austin MSA has seen the majority of growth the past few years with regard to raw population gains and development.  However, the area statistics highlight interesting trends.  The following data is from the US Census Bureau and is based on the most recent data available for analysis.  

Williamson County (North Austin, Round Rock, Cedar Park): 39.8% population growth since 2010

Travis County (City of Austin and Pflugerville): 24.4% population growth since 2010

Hays County (South & South West Austin, Dripping Springs, Kyle): 46.5% population growth since 2010

Granted, Williamson County has nearly 3 times the population of Hays County and Travis County almost 6 times the population of Hays County.  Fun facts to watch and worth noting growth is happening in every sector around Austin.

@Mike Reynolds not high jacking at all. I will plead a large degree of ignorance on the technicalities of this subject. However, as I understand there are a very few select companies in Texas that have an actual license to grow. The medical use is still quite restricted currently but these companies are trying to get a strong foothold as the cannabis industry develops here.

Fresh off raising $21M, CEO wants to double headcount

A massive expansion for the South Austin company accompanied by a relocation to Bastrop.  Bastrop is also eyeing a movie production development and has been in rumors for suppliers and manufactures for companies such as Tesla.  Currently Kyle, TX to the south has benefited strongly there but worth noting the reach of the city of Austin is favoring more distant suburbs.

This North East suburb of Austin, TX gets another development announcement.  Strong news for this town that is currently entertaining a potential Samsung expansion as well.

But in sincerity, with talks of tunneling to San Antonio, Dallas has got to have been mentioned well and I think Houston at least in whispers.

As with most of the entities tied to Elon, the official reports are cryptic yet alluring.  The Boring Company has posted several more positions in Austin and the article mentions discussion of tunnels from Tesla Gigafactory to the ABI, Downtown Austin, as well as to San Antonio.  Still more discussion circling the possibility of assisting with the Project Connect in Austin.
