I'm looking for recommendations for seminars in Texas this year as well as next. I am looking to further my knowledge in all areas and am open to all seminars, but if I had a preference it would be for the Texas tax sale, foreclosures, and subject2 seminars. Any advice is greatly appreciated!

@Corey Young Sounds great man! I look forward to connecting with you at some point soon. If you wouldn't mind sharing your experience with your BRRRR property something I would love to hear about it.

I am a new investor in the East Texas area, Longview to be more specific. I am currently a small business owner and am wanting to begin my real estate investing career here in the area. I would like to househack a duplex while searching from properties to buy and hold through the BRRRR strategy preferably. If there are any local investors who would like to share their experiences in the area, I look forward to connecting with you!

@Benjamin Dodd is it common for local banks to allow you to use an ARV for the appraisal? How were you able to pull that off? I am a new investor in the Longview area and would like to connect.

I am buying from an investor who bought the property before it hit the tax auction from the owner who was going to lose it.

I have found an owner financed property that is negotiable for 145k at a 6.5% interest rate.$3000 down and $1205 per month for mortgage with taxes included but not insurance. The ARV is 235k and I am estimating rehab cost at 25k. I plan to put the down-payment down and hopefully have it rehabbed in 2 months, then refinance through navy fed for 80-95% of the ltv, rent the property for 1500-1700 and use the money gained through the refinance in order to continue investing. Does this sound feasible? Am I being overly optimistic or missed something?

@Bonnie Low for some reason this is just showing up on my phone but thank you for the amazing feedback! We did not take a GC with us like you advised. We checked everything out and I wish i would have taken measurements of each room thats a great idea! We have an inspector coming into the home on Monday to see of there are any insurmountable flaws. Afterwards I plan on bringing in the GC! This is an owner financed home and I am hoping to put the down payment on the home and have it rehabbed quickly, refinance with a bank after the remodel, rent it out and take the money left over to continue investing!

I'm going to view my first potential flip project this weekend. I know the current price and have an estimate of the ARV. I was wondering if it is advisable to bring a GC to view the home as well to come up with an estimate on the rehab or take notes and pictures and then visit one?
