I recently received a list of property's from my realtor. There all priced around the 40-50k range give or take. All rented out for what appears way under value.

Now here is where I need advice. I know the area Is coming up with high end flips, new house and what have you. All of these houses that are on the list are on the small side 1000sq and under (except for one that comes in at 1500sq). Is there any value here with out tearing down or huge addons?

I have a house that is on 2 lots, we have 2 tax Bill's on this property. If I wanted to build another hose on half of the land do I have to get it zoned?

Has anyone done this?

It's in a c class neighborhood thats improving with rents in th 700 for a bd, and 800 for a 3 bd. Houses are selling close to 80k. Just wandering if I could build for under that.

@Scott Passman your going to have to make sure they know there not wasting there time. If there running comps and you dont buy, there probably not going to want to work with you much.

@Chad Palsulich does your deal not work at 5%? Or are your trying to talk your self out of something? Your talking about 30 bucks a month.

Just a frame of reference, I pay 6% for 20 yrs. My loans are commercial and def higher. Just figure the interest in when you run the numbers.
