@Joe Sz we have 8 units in our llc at the moment. There is alot of up side with taxes as well.

Down side, at least here in Indianapolis. If you go through an eviction, and you dont have a lawyer. The courts cap the total amount you can get from your tenant at 1500 bucks. This is not the fact if it's in your personal name.

I go with satin white walls and trim. Flat white ceiling. It's cheap, fast and wont go out of style. In my opinion it also makes a room feel bigger.

I agree with @Joshua S.

I live in and invest in the Lawrence area. There are some rough areas, but honestly nothing too bad. Alot of the neighborhoods are coming up. I use to get houses for under 20k, now if I can get one for 40k it's a good deal.

Well it that time again! After about 7 months off, we are ready to buy are next property. Finally got over a financial hurdle. They say if you tell ppl your goals you are more likely to reach them.

Sooo....

Our goal this yr is to obtain 3 more doors(at least),and our first target is to get a house under contract in july!

@Zachary Schimenz I have a few single families in some d class neighborhoods. Make sure its clean and put sec 8 in it.

I started off with out sec8 and with a PM, but they were treating my tenants like crap. I now manage my self and treat them with respect, and they treat my property's with respect.

You will have to have a little more patience with them.
